How is a mortgage payment calculated?+

The loan amount (home price minus down payment) goes through the standard amortized loan formula to get the principal and interest portion. Annual property tax and home insurance are divided by 12 and added on top to estimate the full monthly payment.

What does a monthly mortgage payment include?+

Typically principal, interest, property taxes and homeowners insurance, often called PITI. If you put less than 20% down, lenders usually add private mortgage insurance (PMI) as well, which this estimate does not include.

How does a bigger down payment change my mortgage?+

A larger down payment shrinks the loan amount, which lowers both the monthly principal and interest payment and the total interest paid over the life of the loan.
